** Design/Build Process**

Pre-Design - Assist the owner with the project program (size, square footage, room relationships), project budget, project schedule, site analysis, equipment list, survey’s and soil information, and if needed things such as site selection, existing facility reviews, etc.

Design Phase – Schematic Design/Design

Design Development - Architectural design, engineering, landscape, interiors, cost estimate, etc.  This is where the decisions are made.

Construction Documents – This traditional "blue prints" defining project for bidding and construction.

Bidding – Projects are competitively bid to sub-contractors.

Construction – Full Time on site representation as owner advocate.   

Project Close Out – Because contractors are directly responsible to Building With Architects we can achieve high quality and timely close out.

Post Construction Review - Approximately one year after completion, we visit the site and review what was successful and assist in warrantee items before the one year expiration.
